Gatehead Business Park

Project: Gatehead Business Park.

Contract duration: 10 months, (Feb to Nov) with value circa £3.2 million.

Scope of works: This was a fast-track design and build, multiple office block construction and fit-out. The project consisted of two 3-storey and two 2-storey office blocks including all infrastructure, external approach road, car park works and M+E installation and fit-out.

Challenges: This project was sited in a valley adjacent to a fast-flowing river which meant that the area had to be piled to a depth of 9 metres-plus to locate structurally supporting bedrock. This element of work was undertaken in highly inclement weather conditions with the constant threat of the river and high water table impacting upon the foundation works. A structural retaining wall had to be constructed and this also formed a stable interface with the raised car park and approach road area. Reinforced concrete pile caps and ring beams were constructed prior to commencing the erection of the superstructure which was a structural steel frame with infill curtain walling. The project was delivered to the highest standards, on-time and within budget.
